| 1. All our properties
are sold with full title deeds(escrituras)
and preliminary checks have been carried
out by us ( with lawyer and notary)
2. We supply " a nota simple"
on all properties that you buy and arrange
all paper work for taxes, notary, registration
etc., and will give you a detailed "estimated
cost" beforehand, so you know exactly
where you stand. We have wide experience
in handling property in Spain and will be
pleased to help you with your purchase.
3. It is not necessary to use the services
of a solicitor as all Deeds are signed before
a Notary, but if you feel that you need
one we can supply the addresses of English
speaking Spanish lawyers (abogados). If
you already have one in Spain we will co-operate
fully with him.
4. All deposits paid up to the 10% of
the total amount of the purchase are guaranteed
by us and will be returned in full if, for
any legal reasons the property cannot be
notarised or registered. We offer also assessment
in case that the seller give up the contract
of purchase after given the 10 % of deposit.
At this stage the seller will have the penalty
of the 20% agreed in the contract according
to the running law.
5. We offer you professional assistance
at the public notary on the signing of the
title deeds.
6. Non residents of Spain will need a
Spanish bank account and we can recommend
a local bank as they charge no fees or commissions
for transferring funds from abroad. This
is useful for payments during the purchase
and to later set up standing orders for
utility payments such us electricity, water,
and telephone bills.
